How do I apply for a rental?

You can apply online through our rental application link. Each adult applicant should complete their own application.

Does each adult need to apply?

Yes. Each adult who will be living in the property should submit a separate application so screening can be completed properly.

Can I view a property before applying?

Yes. We typically recommend scheduling a showing first, then submitting an application if the property feels like a good fit.

How do I access the tenant portal?

Tenants can use the Tenant Portal link in the footer or navigation menu to access payments, documents, and account information.

Do you manage properties across Utah?

Yes. Mountain View Properties provides property management and real estate services for residential investment properties across Utah.

How can owners request a rental estimate?

Owners can request a free rental analysis through our website. We’ll review the property information and provide an estimated rental range.

What are the requirements to be approved for a rental?

Your application will be approved, denied, or may require a cosigner based on the following criteria.

Cosigners:
Cosigners must submit a separate application. If your cosigner doesn’t qualify, you have one more opportunity to provide another. If the second cosigner is denied, your application will be rejected.

1. Credit Score

  • A minimum credit score of 630 is required
  • Cosigners must also have a credit score of 630 or higher
  • All credit accounts must be current, with no missed payments

2. Rental History

  • Provide one year of rental history
  • Include the name and phone number of previous landlords

3. Income Requirements

  • Monthly income must be at least 2x the monthly rent for tenants
  • Cosigners must earn at least 4x the monthly rent
  • Provide employer information and recent pay stubs

4. Criminal History

  • Applications will be denied if the applicant has any criminal record

5. Photo Identification

  • All applicants over 18 must provide a current government-issued photo ID
